Overview – Nevis Real Estate Market
Located just south of its larger twin St Kitts, the tiny island of Nevis measures less than 36 sq miles. The landscape is dominated by Nevis Peak at its center with gentle green hills sloping down to beautiful sandy beaches, such as Nisbet Beach and Oualie Beach on the northern coast and Pinney’s Beach on the west coast.
Nevis retains an old world charm that has been lost elsewhere. Several of the island’s great houses and plantation homes have been converted into hotels with an old world feel, such as Hermitage Plantation Inn, Montepelier Plantation and Nisbet Plantation. For golfing lovers, there is a Robert Trent Jones II 18-hole golf course at the Four Seasons Resort.
For property buyers, Nevis real estate ranges from luxury to affordable. There are some beautiful luxury homes for sale within world class resorts, as well as individual properties in and around Charlestown, Lowland and Gingerland – both new and historical homes converted for contemporary living. Many of these properties on Nevis are eligible for the St Kitts & Nevis Citizenship by Investment Program.
If you would prefer a hotel suite or condo to a villa, Nevis offers many options. There are several beachfront and hill-side communities on Nevis. Both brand new condos and re-sale apartments are available, depending on your preference. Like the larger homes, many of these hotel suites, condos and apartments are eligible for the real estate options of the St Kitts & Nevis Citizenship by Investment scheme.

Buying Property in Nevis
To purchase real estate in Nevis, buyers require an Alien Landholding License.
There are no restrictions on foreign buyers and investors can apply for permanent residency.
Alternatively, investors can apply for citizenship of St Kitts & Nevis through the country’s Citizenship by Investment Program.

Getting to Nevis
Most people travelling to Nevis, fly to St Kitts and then transfer to Nevis via boat.
Via St Kitts
There are direct scheduled flights to Robert L. Bradshaw International Airport on St Kitts from the USA, Canada and Europe (London).
It is also possible to fly to St Kitts by private jet.
The YU Lounge makes travelling to and from St Kitts as pleasurable as possible, with hotel transfers via luxury vehicles, streamlined customs and immigration processing and a welcoming customer lounge located adjacent to the main terminal building at Robert L. Bradshaw International Airport.
To transfer from St Kitts to Nevis, it is a 40 minute boat / ferry ride to Nevis.
Several airlines operate direct flights to Nevis from locations across the Caribbean.
Seaborne Airlines and Tradewind Aviation operate flights from San Juan, Puerto Rico to Nevis’s Vance W. Amory International Airport.
Winair operates flights from St Maarten to Nevis.
