St Lucia has far more to offer than natural beauty alone. Having changed hands in war between the British and French fourteen times, St Lucia’s food, architecture, culture and heritage are unique. The island also has a well-developed tourist industry and consequently has plenty to keep people entertained, including fantastic golf courses, beautiful beaches, and events such as the St Lucia Jazz Festival.
With a wide range of property available to foreign buyers from secluded intimate villas and luxury apartments to marina residences and beach homes, the St Lucian property market has grown rapidly in recent years.
The St Lucia property market offers the ideal combination of unspoilt nature and modern conveniences. With a highly developed tourism industry, infrastructure and facilities are well developed. The Rodney Bay area, for example, offers a wide range of restaurant and entertainment choices. However, many parts of St Lucia remain almost untouched, including the beautiful, quiet beach of Vieux Fort, the rugged coastline and stunning rainforest around Soufriere.
St Lucia is also extremely accessible to property buyers. There is a daily BA service from London Gatwick and Miami and regular flights from San Juan, Atlanta, Toronto, Frankfurt and many other cities. Construction of a new airport is expected to provide a further boost to both tourism and the real estate sector.
A number of property developments in St Lucia operate rental programmes to manage properties for residents. For those not in residence who may want to rent out their property in St Lucia, visiting tourists can provide a steady stream of rental income.
To buy property in St Lucia, foreign nationals require an Alien Landholding License. The License costs from ECD $5,000 to $50,000 varying according to the size of the property. Buyers will need to apply for the License upon signing the sale agreement.
The most tax efficient way to purchase St Lucia property is through a company. This way you only pay 2% vendor’s tax as opposed to 10% for non-citizens. For property buyers over 60 years of age who become a resident and thus are the owner-occupier of the property, there is exemption from the annual 5% property tax.
