The Main House

The house was built to withstand hurricane force winds as experienced with Hurricane Maria in 2017 when the property suffered very minor affects. Features include hurricane-resistant windows, doors and roof (tiled with Eco shake tiles with central skylights to the living area and the office area).

The living area opens out onto 2 large terraces with 4 meter wide sliding doors at the front and rear with Greenheart timber awnings.

The front terrace has ocean views and the rear terrace has mountain views with 2 plunge pools, an external shower and surrounded by a Greenheart timber deck and mature landscaping with trees and plants and high quality lounge sunbeds tables and chairs.

Adjacent to the kitchen is a separate laundry room with washer, dryer and vanity sink and cupboards.

Master bedroom, master bathroom and walk in closet. The master bathroom has Duravit sanitary fixtures including a bidet, and glass enclosed shower with two sit on wash basins on a vanity and matching drawers and vertical cupboards by Villaroy and Boch. There is recessed lighting. The master bedroom also has separate double sliding door access to the pool terrace.

Guest bedroom, guest bathroom with similar fixtures as above and patio.

Large office with magnificent views, approximately 400 square feet with desk, meeting table and chairs and cabinets for printer and CCTV monitor and with separate external access. There is a powder room in the access corridor to the Office area. The electrical and communications room is accessed from the office.

Large TV room, utility room and bar (accessing the rear Pool terrace). There is a bathroom/changing area also accessing the pool deck.

The interior stairway accesses a basement area gymnasium including storage cupboards and a double Garage with electronic controlled door.

Main House Features

The bedrooms, office, TV room and gymnasium are all air conditioned, while the living area and kitchen have high quality ceiling fans.

All areas have both 220v and 110V power and Internet Wi Fi throughout the house.

There are 4 wall mounted cable TVs in the living area, kitchen, TV room and master bedroom.

Externally the grounds are manicured, landscaped with lawns and mature trees and plants and there is an elevated sundeck with spectacular views over the mountains and Ocean.

The Grasscrete driveway is accessed by an electronic remote sliding gate from the Farm Road.

The Guest Cottage

Some 100 feet from the main house at a lower elevation is a separate guest cottage which provides an additional 1,500 square feet.

The cottage has exposed high timber rafter ceilings and tiled floors with stainless steel hardware and hurricane shutters to windows.

The cottage consists of the following accommodation:

Living area with access to a terrace with a retractable awning looking out over ocean and mountain views.

Kitchen with oven, hob and cupboards and work counters, washing machine and refrigerator.

Master bedroom with en suite bathroom with vanity and glass fronted shower. Italian manufactured closets to bedroom and double door access to terrace.

Second bedroom with en suite bathroom all identical to master bedroom..

Open terrace with awning and patio furniture.

At the lower level to the cottage is a 1 bedroom apartment with functional built in equipment with double doors leading to an open terrace.

Store Room

All bedrooms are Air Conditioned.

The cottage comes fully furnished.

Other Features

There is a tank room serving the main house and the cottage with 5,000 gallons of water storage.

There is also a 2,000 gallon underground water tank.

There is a stand by generator with an Automatic Transfer Switch in the event of a power failure fueled by LPG gas.

The properties are currently maintained by a gardener/ grounds man and a part time housekeeper from the local village.

The property also has a 5no CCTV PTZ camara system.
