Wondering How Much a Private Island Costs?
For many of the most discerning real estate investors, a private island is the ultimate investment offering a unique level of exclusivity, but how much do islands cost? Well, prices can differ considerably according to a series of factors including location, geography and development potential. In the Caribbean region, prices for Caribbean islands for sale can vary from approximately half a million dollars for a small island in the warm Caribbean waters off the coast of Belize up to tens of millions for substantial islands spanning hundreds of acres in the most desirable parts of The Bahamas.
Here we take a look at the cost of islands in some of the most popular destinations in the Caribbean and Central America…
How Much Does an Island Cost in The Bahamas?
Comprising 700 islands and cays spread like jewels over 100,000 square miles of crystal clear Atlantic Ocean, The Bahamas is one of the most popular destinations for buying private islands. A number of high profile investors including some of the world’s most successful actors and musicians have chosen to purchase private islands in The Bahamas. Thanks to the archipelago’s proximity to the USA, ease of access via short direct flights from multiple North American cities, a well-established reputation and a highly developed, mature market for luxury real estate in general and private islands in particular, prices for islands in The Bahamas tend to be higher than Belize. Prices can range from approximately US $1 to $3 million for smaller islands up to upwards of US $30 to $75 million for much larger islands (over 250 acres) in the most popular locations such as the Exumas, the Abaco Islands and the Berry Islands.

How Much Do Islands Cost in Belize?
Sandwiched between Mexico to the north and Guatemala to the west and south, the Central American country of Belize has a long coastline stretching 386km. The Caribbean waters off the country’s eastern coast are home to the world’s second-longest barrier reef – The Belize Barrier Reef – and over 400 small islands and cayes which are part of the reef. A number of these islands have been snapped up by high profile buyers for use as private retreats or exclusive private island resorts.
With so many islands available for sale and a less mature real estate market than other parts of the region, prices for islands in Belize tend to be lower than The Bahamas. Prices can range from approximately US $500,000 for a 0.5 to 1 acre undeveloped private island up to US $10 to $12 million for larger 60 to 70 acre islands, often with some infrastructure and development in place such as existing homes, docks, roads and airstrips.
There are plenty of options in between such as 2 to 3 acre private islands with some existing homes and cabanas available for approximately US $1 to $2 million.
