Overview – South Caicos Real Estate

The 8.2 sq mile island of South Caicos is located 40 miles southeast of Providenciales – just south of East Caicos and west of Grand Turk. The island has a population of approximately 1,500 people concentrated in the main town Cockburn Harbour.

South Caicos, sometimes called “the Big South”, has beautiful beaches such as Long Beach and East Bay.

Its waters are rich in marine life including a variety of fish, turtles, whales and dolphins. As a result, South Caicos is one of the best places for fishing in the Turks & Caicos Islands. Its waters are ideal for deep sea fishing, bone fishing and scuba diving. Small scale commercial fishing is also the main economic driver for South Caicos. The island exports queen conch, spiny lobster and bonefish to the USA.

The colorful underwater world attracts a significant number of students from the School of Marine Ecology (accredited by Boston University) who come to study the marine environment.

In recent years, a property industry has begun to emerge. While the South Caicos real estate market is much less developed than Providenciales, there are property developments in the works with lots of land and beachfront homes for sale. Development has attracted government investment in the infrastructure of South Caicos, such as the airport.

Tourism is in its infancy in South Caicos. There is a recently opened resort at East Bay called the East Bay Resort on the southern coast of the island close to Cockburn Town. With over 50 species of coral, the waters around the Admiral Cockburn Land and Sea National Park, including Long Cay, Six Hills Cays and Middleton Cay, are ideal for scuba diving. The main event in the calendar is the Annual South Caicos Regatta which is held each year in May and includes sail boat and speed boat races.

With pristine beaches, some of the best fishing waters in the region and virtually no tourism industry, South Caicos is ideal for property buyers looking for a quiet retreat away from the crowds.

Long Bay

Located on the eastern coast of South Caicos, the beach at Long Bay is considered one of the most beautiful beaches on the island.

Getting to South Caicos

By Air

There is a small airport on South Caicos – South Caicos International Airport – which can accommodate commercial aircraft and private jets on its 6,000-foot runway.

To get to South Caicos, fly to Providenciales and get a connecting flight with InterCaribbean Airways which operates daily flights to South Caicos.

By Sea

Alternatively, you can get to South Caicos via yacht or ferry – the Government Dock in Cockburn Harbour is an official port of entry.

The ferry to South Caicos takes approximately 90 minutes.
