Overview – Nayarit Real Estate

The small state of Nayarit is located on Mexico’s Pacific coast just north of Puerto Vallarta in the state of Jalisco.

In recent years Nayarit has emerged as a popular tourist destination. A 192 mile strip of coastline features multiple beaches of all kinds set against a backdrop of jungle-covered mountains. The so-called Nayarit Riviera is popular with beach lovers, surfers ad retirees.

Popular areas include San Blas in the northern part of the Nayarit Riviera, Punta Mita which features golf courses and a marina and Sayulita in the southern part of the Riviera Nayarit, which is located within easy reach of Puerto Vallarta.

How to Buy Property in Nayarit

Article 27 of the Mexican constitution prohibits foreign buyers from owning property within 100 km (60 miles) of Mexico’s border and 50 km (30 miles) of the coastline. There are however ways to get around this. Non-citizen buyers can purchase property within 50 km (30 miles) of the coastline in areas such as Nuevo Vallarta through the use of a Trust (Fideicomiso) or a Mexican Corporation. Buyers investing in real estate in inland areas of Nayarit can however purchase property fee simple as a direct owner.

Getting to Nayarit

The Riviera Nayarit region is served by two airport: Puerto Vallarta International Airport and Tepic International Airport.

There are direct flights to both airports from the USA and Canada.
